Price Your Home Correctly

label_sale_redYour home is worth what the market will pay. The most important factor in selling your home is pricing it right. Sometimes it’s not how much you think it’s worth but how much the market says it’s worth. Before we list your home we will do comparables of like properties that have sold in the area in the past 6 months. We will look at amenities, square footage, location, and the number of bedrooms and baths. We will adjust pricing for such things as lot size, upgrades, layout, and the current condition of your home. We share all the data with you so you can make an informed decision on the list price of your home.

Victoria Residential Home Sales

chart_barIn the past 12 months, ending in October 2012, 47% of homes sold were in the $50,000-$150,000 price range. The average price for houses sold from $50,000-$99,999 was $76,433 with an average of 112 days on the market. The average price for houses sold from $100,000-$150,000 was $127,132 with an average of 80 days on the market.

What does this mean for buyers and sellers? Almost 50% of homes sold in Victoria in the past 12 months, ending October 2012, were in the popular price range below $150,000. If you are thinking about selling your house and it’s in this popular price range, more than likely, you will sell it! If you are buying a house in this price range don’t be surprised if other buyers are interested in the same house you like.

If I see it does it stay?

refrigeratorWhen buyers are house shopping there’s often confusion about what will remain with the house after the sale. It’s best the seller is specific in the listing to note what is included and what is not. For instance, normally the refrigerator does not stay. So, if the seller’s intent is to include it with the sale of the home it should be in the listing stating that it conveys with the property or conveys with an acceptable offer.

If items are permanently affixed they generally convey with the sale unless specified otherwise. The dishwasher, oven, light fixtures, and even landscaping are considered fixtures and will generally remain with the house. Things like a flat-screen TV, counter-top microwave (not built-in), curtains, and refrigerator are not considered fixtures and will probably be moved by the seller.

Make sure you get it all in writing even if the listing states the refrigerator will stay because it’s not legally binding unless it’s part of the sales contract or listed on the non-realty addendum.

Staging Your Home

It’s best to get your property ready for showing before you open your home for buyers to view. First impressions are so important!

Some tips on staging your home:

  • Take the ‘you’ out of your home. Remove personal items and pictures.
  • Pack up the extra ‘stuff’. De-clutter your house as much as possible. Removing any extra furniture will make your home appear more spacious. Clean the counters in the kitchen and the bathrooms.
  • Clean up your closets and cabinets. If they appear full to over-flowing it will look like there’s not enough storage in your house. If you don’t need it, pack it away until you move.
  • Clean, clean, clean. If you notice the dust and marks on the walls so will the buyers.
  • Think curb appeal too. Clean up the lawn and add a few plants for a pop of color. It won’t cost you much and it will make such a difference.

Add Value to Your Home

Whether you are getting ready to put your house on the market or just want to spruce it up a bit check out these ideas for your kitchen and bath that won’t cost you tons of money but will add value to your home. The actual added value will vary depending on the overall condition of your home and market values in your area.

Spruce up your kitchen – the kitchen is one of the first rooms a buyer wants to see and can many times make or break a sale. To add value and to enjoy your kitchen more try these inexpensive ideas: replace the kitchen faucet set, add modern pulls to cabinets and drawers, replace light fixtures with brighter and energy efficient ones, and consider re-facing or painting your cabinets.

Bring your bath up to date – besides the kitchen, bathrooms are the next best thing to update to bring added value to your home. Try these inexpensive ideas: add a new toilet seat, replace your old sink and cabinet with a modern pedestal sink, and replace the old bathroom floor with easy to install vinyl tiles. If your tub and shower look dingy you can dig out the old grout and re-grout to add a fresh look. Cleaning every corner will also make a huge difference!
