The 2013 Home Product Show is this next weekend March 23 and 24 at the Victoria Community Center. The show starts Saturday, March 23 and runs from 10 AM-5 Pm and again on Sunday from 12 PM-5 PM. Tickets cost $5 for adults and $3 for students. Check out the list of vendors. You’ll find more information at the Builder Association of Victoria website.

Steps to Home Ownership – 1 and 2

It’s fun to start looking at houses but before you can put in an offer you will want to have a pre-approval letter from your lender. So Step 1 is talking with your lender and finding out what you will qualify for or what amount the lender will loan you to buy a house. Getting your pre-approval letter will also inform you of the type of loan you qualify for and how much money you will need for your down payment.

Now we are ready for Step 2 and can start looking at houses in your pre-qualified price range. We will look at houses that meet your list of wants and needs but we’ll also recommend that we go outside the box a little bit so you’ll have a good idea of what’s available in your price range. We are very patient and will show you houses until you find the right one.

How much house can I buy?

buyFigure out your gross monthly income and all your monthly payments and debts. Most financial institutions will tell you to not go above 28% of your gross monthly income for your mortgage payment. Next, you’ll want to add up your cost of housing and your other debt obligations. Added together they should not exceed 36% of your gross monthly income. Of course this is a guideline and you should contact your lender for a clearer picture of how much house you should buy.

Credit Score and Insurance Premium

credit_cardMany things are affected by your credit score including the amount an insurance company will charge you. They will check your credit report and if you have a low credit score you might end up paying a higher premium. Your credit score does matter for a lot of different reasons.

Credit Report

A credit report gives you and your lender information about your credit history.

  • Your credit report will have information about whether or not you have missed or been late on any of your payments.
  • It will contain information such as your current and previous addresses, your social security number, credit card accounts, auto loans, and mortgages.
  • The report will have the balances on each account and include accounts that have been closed or canceled.
  • Your credit report will also show the number of times you have applied for credit and if there have been any collections or past due accounts.
