Victoria is one of the oldest cities in the state and its nickname “South Texas Crossroads” comes from its location almost equidistant from San Antonio, Houston and Austin. You’ll find over 100 buildings on the National Register of Historic Places with some homes dating to pre-Civil War era. Amenities include two hospitals, great public school system along with highly rated private schools. You’ll enjoy shopping, great restaurants, festivals, parks and cultural attractions. Victoria also offers higher education options with Victoria College, University of Houston-Victoria and Texas Vocational School. Business is booming in Victoria and the surrounding areas! Come visit and stay awhile.

Is my house in the floodplain?

searchFEMA has maps for you to check if your property is in a floodplain. Follow the link to City of Victoria Development Services.

Some properties that were in the floodplain have been removed due to the work by the Lone Tree Creek Channel Improvement that was completed in 2009. Use the maps as a guide but you will want to check with the City of Victoria to verify if your property is in the floodplain and requires flood insurance.

Shout Out #3 – Toms Shoes

I’m sending this Shout Out to Toms because of their One for One program and because their shoes are SO comfortable. I decided to try a pair a couple of months ago and I honestly thought my feet would hurt by the end of the day, but I was wrong! I can show houses all day long wearing my Toms and my feet don’t hurt at all. Now my biggest problem is what pair should I order (there are so many cute choices) and how many pairs should I really own?! All I can say is try a pair….I think you’ll like them!

Moving to Texas

texas_flagThe National Association of Realtors recently reported that more home owners in 2012 moved across the United States as compared to 2011. The largest increase was the number of people moving from California to Texas. Why Texas? Texas is one of only 7 states without an income tax. Also, in the Victoria area at least, the boom in the oil and gas market drilling in the Eagle Ford Share area has created thousands of jobs. Our biggest problem in the Victoria real estate market is the limited inventory we have making it more of a seller’s market than a buyer’s market.
